Gas Safety Certificate – Legal Requirements for Landlords
Under the Gas Safety (Installation and Use) Regulations 1998, all residential landlords are legally required to ensure the safety of their tenants by maintaining all gas appliances, pipework, and flues in safe working condition.
To remain compliant, a Gas Safe registered engineer must carry out an annual gas safety check on every gas appliance provided in the property. Any faults must be repaired promptly, and a valid CP12 Gas Safety Certificate must be issued. Landlords must also provide tenants with a copy of the certificate within 28 days of the inspection, and to new tenants before they move in.
Neglecting these checks can result in fines, legal action, or serious harm to occupants, making regular maintenance a legal and moral obligation.
